Surgery Center Development
Situation: In 2005, the ParkCreek Development Company had a core group of two General Partners and sixteen physicians, an option on a location to build a surgery center, an architectural plan, and a draft of an offering document.
Challenge: After a careful analysis provided by Reich Consulting Services (RCS) and the ParkCreek Development Company’s General Partners, the core group of physicians did not represent enough surgical cases and the best payor mix to make the development of an ASC profitable.
Action: RCS expanded the number of physician investors from 16 to 46 physicians by networking among surgeons in North Broward County and South Palm Beach County, explaining the opportunity, and coordinating the collection of documents and investments among physicians, attorneys, and accountants.
Results: The ParkCreek Surgery Center completed the offering of units and raised $10 million for the construction of a new 21,400 square foot ambulatory surgery center in Coconut Creek, Florida with five (5) state-of-the-art operating rooms and two (2) endoscopy suites. The center opened in 2006 and achieved profitability within twelve months.
